The concept of "New Urbanism" incorporates pedestrian-friendly roads and public places, enhanced connectivity to its surroundings, active and passive green and grey open spaces, a diversity of housing and residents, and architecture which promotes resident involvement in the non-residential "mainstreet" elements of the community. While suburban America tends to separate lifestyle functions in its communities, the town center brings the community together. Today there is a new breed of community builders dedicated to creating and reviving the urban village lifestyle in new places.

When The Art District at Rapallo TM is complete, a series of four different mixed-use terrace buildings will create a fascinating streetscape of cafes, restaurants, art galleries, parks, a gourmet food market, a winery, a bakery, a deli, a flower shop, home decor and a health spa. Above the shops is a collage of residences and open space.

Living In The Art District

The Art District at Rapallo TM will be a 34.2 acre, mixed-use resort-lifestyle community on the Southeast corner of US 41 and Williams Road within Coconut Point. The community is being designed and built by the creators of Lighthouse Bay at the Brooks and Rapallo‚® at Coconut Point. The project will be a valuable complement to the adjacent neighborhoods of Rapallo® at Coconut Point to the east and the Coconut-Point Town Center shopping and dining to the south.

The Art District at Rapallo TM will include 256 homes ranging from 1,000 a/c sq. ft. to 2600 air conditioned sq. ft., approximately 32 restaurants, galleries and shops, 36 live/work studios, the 506 seat Rapallo Theatre, a 300 seat amphitheater and several neighborhood parks and amenity areas.

The design concepts of The Art District at RapalloTM incorporate many of the principles of New Urbanism including pedestrian-friendly promenades, crosswalks and sitting areas all interconnected to shops, restaurants, parks, homes and the amenities of the Club at Rapallo®.

A special emphasis will be given to the arts and culture, including live/work studios, a substantial collection of public art as well as the Rapallo Performing Art Theatre, all designed to nurture the urban village. In fact, the live/work studios are specifically designed to promote "Artists in Residence" and resist residential regression.

The diverse housing includes true mixed-use buildings with terrace home condos over shops and restaurants, luxurious park lofts over live/work studiospieds-a-terres on the lane, as well as more traditional neighborhoods of courtyard villas.

Stealth parking structures are integrated into the mixed-use buildings along US 41 to maximize parking under roof and minimize traditional retail parking fields as well as act as an acoustic buffer. And the residential garages for the park lofts, pieds-a-terres and villas are located along lush one-way lanes.
